Thinking about renting a shop

Looking at renting a friends 3800 sq ft shop. It would be split between me, my dad, and our bud daniel. Problem being is we all don't have the extra cash to just throw at a payment to rent it. So were trying to come up with ways to make money to pay the bills and keep all our projects in there while still having our time to mess with our cars. Any ideas? Side work and whoring ourselves out only works for so long. lol

possibly. Problem being I'm busy from 7am-9pm monday-thursday every week, friday, sat, and sunday are my only time from school/work.
